Phase I Environmental Site Assessments are conducted in accordance with the guidelines set forth by ASTM Designation: E 1527-00, Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process. The process generally includes, but is not limited to, conducting a review of records, readily available information, and historic documentation, a site reconnaissance, interviews, evaluations, and preparation of a written report. Ten (10) to fifteen (15) business days will generally be required to complete the project.

Under certain circumstances, and depending on client needs, a Transaction Screen can be performed. Transaction Screens are conducted in accordance with the guidelines set forth by ASTM Designation: E 1528-00, Standard Practice for Environmental Site Assessments: Transaction Screen Process. The process generally includes, but is not limited to, conducting a review of records and readily available information, a site reconnaissance, interviews, and preparation of a letter report to include all transaction screen questionnaires. Five (10) to ten (10) business days will generally be required to complete the project.

The purpose of the Phase I ESA is to gather sufficient information to develop an independent professional opinion about the environmental condition of the property and to identify actual or potential recognized environmental concerns which may impact the property value or effect claim to an "innocent land owner" exemption following acquisition.

  • Executive Summary
  • Clear Scope of Work
  • Identification of Current and Past Site/Conditions
  • Review of Environmental Record Sources from Local, State and Federal Agencies
  • Site Reconnaissance.
  • Personal Interviews with Government and Private Sector Sources
  • Client Confidentiality.
  • If Conditions Warrant Additional Investigation, a Written Phase II Environmental Site Assessment Proposal Describing Means for Identifying and Characterizing Environmental Contamination Revealed during the Phase I will be Prepared Upon Request
  • Findings of Significant Environmental Concern
  • Unless otherwise specified, we provide the client with three (3) copies of the Report.
